Questions I hear the most
How much do I need for a down payment?
At least 5% of the first $500,000 of the price and 10% of the portion between $500,000 and $1.5 million. Homes priced at $1.5 million or more need 20% down. With less than 20% down, your mortgage needs default insurance (such as CMHC), which is added to the loan.
Is there a land transfer tax in Alberta?
No. Alberta is one of the few provinces without one. You pay Land Titles registration fees instead, which are usually a few hundred dollars on a typical Edmonton home.
What other closing costs should I budget for?
Plan for legal fees, title insurance, a home inspection, Land Titles fees, and a property tax adjustment with the seller. Many buyers set aside about 1.5% of the price to be safe.
Can I use my FHSA or RRSP?
Yes. A First Home Savings Account lets you save up to $8,000 a year ($40,000 in total), deduct it from your taxes, and withdraw it tax-free for your first home. The RRSP Home Buyers' Plan lets each first-time buyer withdraw up to $60,000 and repay it over time. You can use both.
When do I get the keys?
On possession day, which we set in your offer, often 30 to 90 days after the offer is accepted. On Alberta's standard residential contract, possession is at noon that day, once your lawyer confirms the funds and the transfer.
Does it cost me anything to work with you as a buyer?
In most Edmonton sales, the seller pays the commission for both agents. Before we start, we sign a buyer agreement that explains exactly how I'm paid, so there are no surprises.
